A brown tide mark above the skirting board, a soft patch beside a window or paint that keeps blistering are not repairs to put off. Knowing how to fix damp plaster starts with one rule: do not cover it until the moisture source has been found and stopped. Fresh plaster over a wet wall may look fine for a short time, but staining, salts and loose finishes will soon return.
Edinburgh properties range from traditional stone tenements and older solid-wall homes to modern cavity-wall houses and flats. The right repair depends on the building, the location of the damp and the condition of the wall behind the plaster. A proper job deals with the cause first, then restores the surface to a clean, durable finish.
Find Out What Is Making the Plaster Damp
Damp plaster is a symptom rather than a diagnosis. Water can enter from outside, leak from inside, rise from the ground or collect on cold surfaces through condensation. Each needs a different solution, so it is worth taking time to look at the pattern before arranging plaster repairs.
A localised wet patch on a ceiling, around a chimney breast or beneath a bathroom often points to a roof defect, failed flashing, overflowing gutter, leaking pipe or plumbing issue. If the patch gets worse after heavy rain, inspect external walls, window seals, gutters, downpipes and roof coverings. In a ground-floor room, damp concentrated at the base of a wall may be related to high external ground levels, a bridged damp-proof course, defective drainage or rising damp. A musty room with black mould around windows, corners and behind furniture is more commonly affected by condensation and poor ventilation.
Do not assume every low-level mark is rising damp. Older Edinburgh homes can have solid stone walls, historic alterations and less breathable modern coatings, all of which can affect how moisture moves through the fabric of the building. A careful inspection saves money compared with stripping and replastering a wall that is still being soaked from outside.
Stop the Water Before Starting the Repair
The repair work begins outside the plastered surface. Clear blocked gutters, repair broken pointing or render, fix pipework leaks and make sure downpipes discharge properly into drains. If soil, paving or decking sits too high against an external wall, it can allow rainwater to bypass the intended damp protection. Lowering external levels or improving drainage may be part of the answer.
For condensation, the solution is usually a combination of better extraction, steadier heating and everyday ventilation. Use extractor fans when cooking or showering, keep trickle vents clear where fitted and avoid drying large amounts of washing in an unventilated room. Moving furniture a small distance away from a cold external wall can also help air circulate. A dehumidifier can assist while the room dries, but it does not replace fixing leaks, ventilation problems or penetrating damp.
Where a property has a suspected damp-proof course failure, cavity issue or extensive water ingress, get the cause assessed before authorising interior finishes. This is especially sensible for landlords and insurance-work customers, where photographs, a clear scope of repairs and an accurate record of the original problem can be useful.
How to Fix Damp Plaster Step by Step
Once the source has been repaired, allow the wall to dry properly. The timescale varies widely. A small plumbing leak repaired quickly may dry in weeks, while a saturated solid wall can take much longer, particularly during a cold Scottish winter. Heating and ventilation help, but forcing a wet wall dry too aggressively can cause cracking or leave moisture trapped behind a new finish.
First, test the plaster by pressing it gently and tapping across the affected area. Sound plaster is firm and well bonded. Damp-damaged plaster often feels soft, powders at the surface, sounds hollow or flakes away with little effort. Remove all loose, blown and salt-contaminated material back to a firm edge. On walls affected by persistent salts from ground moisture, the damaged area may extend beyond the visible stain. Leaving contaminated plaster in place can spoil a new decoration even after the wall has dried.
The exposed masonry should then be checked for loose mortar, cracks and remaining signs of moisture. Minor defects can be repaired before the wall is prepared for its new finish. The work area needs protecting too. Plaster removal creates dust and rubble, so floors, furniture and adjoining finishes should be covered before work starts, with waste cleared as the job progresses.
The replacement material matters. On a modern, dry internal wall, a suitable backing coat followed by a plaster skim may provide a smooth finish ready for painting. On older solid walls, especially where breathability is important, a lime-based or compatible renovating system may be the better option. Standard gypsum plaster is not automatically wrong, but it should not be used to disguise an unresolved damp issue or applied to masonry that still needs to release moisture.
Where the substrate is uneven or repairs are extensive, drylining can sometimes create a straight new surface. However, it is not a shortcut for a wet wall. Fixing boards over active damp may conceal mould and deterioration behind them. The wall must be dry and the detailing around floors, reveals and ventilation must be considered before drylining is chosen.
After the new plaster has cured, decorate with an appropriate breathable paint system where required. Avoid vinyl-heavy paints and wallpaper until the wall is fully dry, as these can hold moisture in and make future issues harder to spot. If a repaired patch looks slightly different in colour at first, this can simply be part of the drying process. Rushing to paint is one of the most common reasons a sound repair ends up needing attention again.
When a Patch Repair Is Enough
A small patch repair is often the sensible option when a one-off leak has been fixed, the surrounding plaster is solid and the affected area is limited. For example, a leak under a radiator valve can damage a section of wall without meaning the whole room needs replastering. The failed material can be removed, the wall dried, patched and skimmed to blend with the existing finish.
A wider re-skim or full replaster may be better where several areas are hollow, the wall has repeated staining, old repairs are failing or the existing finish is badly uneven. In rental properties, a durable, tidy finish across the full wall can also be more practical than several visible patches. The choice should be based on the wall condition, not simply on the smallest immediate cost.
Ceilings deserve extra caution. If damp plasterboard or ceiling plaster is sagging, cracked, very soft or bulging, keep clear of the area beneath it until it has been checked. Water can add substantial weight, and a failed ceiling can come down without much warning. The leak needs to be isolated first, then the damaged materials can be removed and replaced safely.
Avoid These Common Damp Plaster Mistakes
Painting over stains with a stain blocker may improve appearances temporarily, but it will not cure a live damp problem. The same applies to applying a quick skim over loose plaster or fitting wall panels against a wet external wall. These approaches can hide the evidence while the damage continues behind the surface.
It is also a mistake to treat every damp issue with a chemical injection or to rely on a moisture meter reading alone. Readings can be influenced by salts, dense masonry and the type of wall construction. Good diagnosis combines visible signs, the history of the problem, internal conditions and checks to the exterior of the property.
For traditional buildings, avoid sealing a wall with unsuitable cement-rich render or non-breathable coatings without considering the original construction. Stone and lime-built walls often need compatible materials that manage moisture rather than trapping it. A repair that looks neat on day one is not good value if it causes the render or plaster to fail again next winter.

Damp repairs are often messy, but they do not need to leave a home looking like a building site.
